Governing the Sunset Valley Estates development
in Sosua, Puerto Plata, Dominican Republic
Sunset Valley Estates (hereafter referred to as the “The Project SVE”) is a residential, touristic project located within parcels no. 10 and 11 of the Cadastral District no. 2, Cambiazo section, in the municipality of Puerto Plata within the Puerto Plata province of the Dominican Republic (hereafter referred to as the “DR”). The developer, Sunset Valley Estates, LLC (hereafter referred to as “SVE”) or any of its assigns or successors, proposes to build a gated community, with limited access to third parties (not to include any person associated with the The Project SVE, such as lot and property owners, visitors, tenants, property managers, builders, contractors, employees, etc.) for the sole purpose of using the public beach adjacent to the development (as currently required by DR law).
To ensure peaceful co-existence among inhabitants of the The Project SVE, as well as the quality and particular character of this development, all lot and property owners, as well as their families, visitors, employees, tenants, assignees, and any other third parties who enter the The Project SVE for any reason, are required to abide by these implemented covenants and restrictions (hereafter referred to as “Covenants”), as set out below, along with any future amendments.
Article 1: Administration
1. These Covenants shall apply to the The Project SVE, including any additions to the The Project SVE, as provided in this Declaration.
2. The Sunset Valley Estates Home Owners Association (hereafter referred to as the “HOA”) may amend, rescind or add to these Covenants at any time.
3. A request for an exemption to the Covenants must be made to the HOA; and any exemption granted by the HOA shall be specified in a Supplemental Declaration of Covenants and Restrictions. |
